I had the pleasure of working with Lubomir during my load bearing wall removal. From the very start, he was clear on what needed to be done and offered different options to solve our load bearing wall situation. He was very prompt with his responses and was kind enough to speak directly to my contractor who was removing the wall to ensure there were no misunderstandings. We are so happy to have the wall finally gone, and the peace of mind it was handled by a professional. We would recommend Stepcon engineering to family and friends.

I had to have a structural wall removed in my house a few months ago. Lubomir, from Stepson Engineering, was recommended to me, so I contacted him to set up an appointment.When he arrived at my home, he was very professional, pleasant and respectful. I showed him around and explained what I wanted to be done. He then did all that was needed for him to draw his plans....taking measurements, etc.He prepared the plans/drawings with all measurements and instructions to show:1. The structural wall in place2. The structural wall removed, and3. The necessary areas of the house that will be affected by the removal of the structural wall.When the plans were completed, he sent me a copy to be reviewed, gave me the opportunity to ask questions, make comments, if I had any, and then finally, to approve it. The drawings were well constructed, easy to follow and understand.Lubomir submitted the plans and an application for the permit for the structural wall removal to the City together.After the City approved the plans, they sent it back to Lubomir. At this time, Lubomir contacted me and emailed me the approved plans along with the permit.I was very happy with the service of Stepcon Engineering Inc. Lubomir did an excellent job and offered great service. I was able to communicate with him anytime during office hours throughout the process. I appreciate his professionalism and competence.The City approved plan was carefully executed by the contractor with no incident.

Last fall I was informed by the town I live in that my pergola roof needed a permit. I had the pergola up for a couple of years and decided to change the roof to metal panels. Because of that change the town wanted an engineer to inspect it. Stepcon came over, took measurements, inspected the framing, took pictures and discussed the town's concerns. I was impressed with their knowledge as I'm a retired contractor and we discussed several alternatives to satisfy the towns concerns. A couple days later I had the paperwork in hand and the town signed off on it a few weeks later.All was fine until earlier this week, the town wanted confirmation on the footings. Thankfully the information that Lyubomir took back in the fall included the depth of the footings and they were able to provide me with the paperwork immediately.I cant stress how professional and detail oriented they were and have no issues recommending them to anyone needing engineered reports or drawings on their building structure.

I give one star as there is no option for zero star.Do not know about his knowledge as a construction engineer but his knowledge will not benefit you if on the construction day . He is not answering calls from the contractor for verification. All those 5 stars are coming from his friends ( I guess ).First when I hired him he asked for cash payment and refused to issue an invoice . (For your own safety please do not repeat my mistake and pay cash ) ask for invoice and pay by check .On the drawing email . He wrote down after the contractor expose the area Call me for reassessment.He knew about the day of my work and all what we asked him is to answer the call but after 100 trials with no response . My decision was to warn future clients

Quality engineering work at a reasonable price. After buying a century old home in Toronto, I had quite a bit of structural concerns that I wanted to address before proceeding with my renovation. After talking with a half dozen or so structural engineers, I knew that Lyubomir would be the right fit. Lyubomir knew his stuff, was able to clearly communicate and explain the work required. Best off, out of all my contractors his delivery of sealed drawings was the most timely thing on our reno project.

I had a 20-year-old, basic townhouse in Aurora, with the small main floor broken up into cramped, dark separate rooms. I wanted open plan. I found Lubimir on the 'net early in the pandemic lockdown. He toured the house, answered many questions, made recommendations, and quickly produced drawings. It meant a huge new footing plus 2 beams in the basement, and 3 more beams and a pillar on the main floor. (I also had him add a door into the garage, which is proving very convenient.) When the Town of Aurora refused to accept the plans digitally despite being closed for lockdown, Lubimir drove them from Toronto to deliver hard copy. The plans were complete and comprehensive and the inspector passed them without changes. Then, when I was looking for a contractor, he recommended several and I ended up using Woodland Construction. Another contractor who quoted on the job brought in their own structural engineer who said Lubimir's design was the only one that would work. Woodland Construction was able to consult with Lubimir as needed, and the Town inspector, who came out every second day to check on things, was pleased with and approved the work. I now have a bright, airy main floor that looks like something out of a magazine. I wouldn't hesitate to recommend Stepcon Engineering.
